The Brief:
An inner-city office building with a comprehensive sub-metering system was chronically under-recovering on electricity consumption. Even after a thorough electrical reticulation inspection was performed by the managing agent, the losses could not be explained. Unimet Systems was hired to find a solution to the problem.

Our Solution:
We reviewed the detailed electrical reticulation inspection and confirmed that every usage point was indeed being metered. Due to the aging infrastructure as well as the fact that many of the existing meters were CT-based meters, we concluded that the most likely of the losses was equipment failure due to old-age. We suggested a complete replacement of the metering system with a replacement of CT-based meters instead to direct-connection 3-phase meters. The client agreed.

The Results:
Within the first month of installation the issue of under-recoveries was resolved. In addition to the resolution of under-recoveries, we also detected an over-voltage on one of the municipal phases, which City Power itself was not aware of. Once reported City Power, the electrical engineer that attended to the call discovered burnt wiring in the municipal transformer room that was repaired.
